Terms & Conditions

We have tried to keep our information as simple as possible however, there are some important pieces of information that you need to read prior to making your booking with us. If you have any queries please do not hesitate to contact us.

  1. Provisional bookings are welcomed by telephone but must be followed up within 7 days with a completed booking form. We require a deposit of £100 (per week) which is non-refundable. Following receipt of the booking form and deposit, Songbird Holidays will send a confirmation invoice and statement. Cheques should be made payable to G & R Peckham. All prices are subject to change and should be confirmed prior to booking.
  2. The balance of the rental together with the security deposit (see clause 3) is payable not less than eight weeks before the start of your rental period. If payment is not received by the due date, we reserve the right to give notice in writing that the reservation is cancelled. You will remain liable to pay the balance of the rent unless we are able to re-let the accommodation booked. In this event clause 4 of these terms and conditions will apply. Reservations made within eight weeks of the start of the rental period require full payment at the time of booking.
  3. A security deposit of £500 is required in case of, for example, damage to the property or its contents. Please enclose a separate cheque for this with your final or full payment, dated the last day of your holiday. We will hold onto this and only cash it if there is a problem. Unless you instruct us to the contrary, your deposit cheque will be destroyed rather than returned, provided that there are no deductions to be made. This will take place within 2 weeks of the end of your rental period. However, if the damage should exceed this amount you will be required to pay any further costs.
  4. In the event of cancellation, refunds of amounts paid will be made if we are able to re-let the accommodation you have booked. Any expenses or losses incurred will be deducted from the refundable amount.
  5. You must arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for your party’s personal belongings, public liability etc. since these will not necessarily be covered by our own insurance.
  6. The rental period shall commence at 4.00pm on the first day and finish at 10.00am on the last day.
  7. The number of guests must not exceed that stated on the booking form.
  8. It is necessary that you are considerate of the booked accommodation and leave it in a clean and tidy condition at the end of the rental period. If it is considered to be left in an unacceptable condition we reserve the right to make a retention from the security deposit to cover additional cleaning costs. Please dispose of your rubbish.
  9. You are required to provide bed linen and any necessary protectors for those with known night-time incontinence.   Any damage made as a result of night time incontinence will be deducted from your security deposit.
  10. In the interest of fire and safety regulations, no smoking is permitted in any part of the building.
  11. You must report to us, without delay, any defects in your accommodation or breakdown in the equipment or appliances and arrangements for replacement or repair will be made as soon as possible. Likewise please inform us of any complaints.
  12. We are not responsible for any temporary defect or stoppage in the supply of public services to the property, nor in respect of any equipment or appliance in the accommodation or grounds.
  13. We reserve the right to cancel your holiday, however, in no case will we cancel your holiday within 4 weeks before the scheduled dates except for reasons of force majeure (circumstances beyond our control such as; riots, civil disturbances, terrorist activity, fire, flood, industrial dispute, adverse weather conditions, epidemics, health risks or Acts of God).
  14. If any one in your party should fall ill during your stay or for any reason has to return early, we cannot be responsible for any additional costs nor can any part of the hire charge be returned.
  15. Under no circumstances shall our liability to you exceed the amount paid to us for the rental period.
